About Us

Julie Oelman, founder and owner, is an attorney who specializes in real estate and renewable energy legal services.

 

Julie Oelman decided to start Terra Firma Law while still working as General Counsel for a wind energy development company because the system of tax credits run by the US government made being hired for project work more advantageous to renewable energy companies.  Being well respected in the industry and having years of experience and a client base she felt well set up to go out on her own.  Julie is very market driven and with that drive, she has made Terra Firma the success it is today. 

Heidi Oelman has an extensive background in project and operations management in several market segments including advertising, retail, tech, and education. Heidi enjoys keeping the team on track and the lights on. 

 

As the contractor market has significantly expanded in the workforce, so have client requests for contracted legal services.

ARE YOU AN EXPERIENCED ATTORNEY LOOKING FOR FLEXIBILTY IN YOUR WORK WORLD?

Perhaps you are returning to work after some time off and working from home is desirable. You are comfortable working as a contractor, and you have real estate or renewable energy experience. You are organized, efficient and able to work under a deadline.

Terra Firma Law is a firm that specializes in servicing the real estate legal needs of our corporate clients. We utilize a contractor work force to fulfill legal projects.

 

WE ARE LOOKING FOR CONTRACT ATTORNEYS WHO CAN:

  • Handle property management and leasing/asset management related inquiries and issues

  • Oversee asset management related disputes including defaults/collections, litigation, slip and fall litigation, and condemnation actions

  • Oversee core acquisitions and dispositions including in the renewable energy industry

  • Draft and negotiate other property related documents, such as property management agreements, consents to assignments and subleases, access and license agreements, landlord waiver/subordination and access agreements, service agreements, telecom agreements, subordination agreements, easements, leasing agreements, outside broker agreements, listing agreements, and default notices

  • Oversee loan documentation and negotiation, including instructing outside counsel and liaising between outside counsel and business constituents

  • Draft and negotiate non-disclosure agreements and coordinate associated processes

  • Assist with the on-going evaluation and revision of form documents and managing internal processes related to real estate matters

  • Draft and negotiate vendor contracts and coordinate associated processes

 

YOUR EXPERIENCE SHOULD INCLUDE:

  • At least 3 years of private practice experience

  • At least 3 years of specializing in at least two of the following practice areas: real estate acquisitions and dispositions, real estate leasing, or real estate development

  • Currently admitted to at least one state bar

  • Excellent communication and interpersonal skills

  • Committed to providing exceptional client service

  • Excellent attention to detail with strong analytical skills

  • Ability to take initiative, identify and manage priorities while working in a fast-paced environment

  • Proactive, solution-oriented mentality

  • Have the ability to work well on multiple, simultaneous projects and deadlines

  • Strong desire to learn

  • Strong PC skills with Microsoft Office and Excel
